I am looking for a place to live in Italy, but I would like to somewhere that is NOT touristy or very industrial. I'm open to either the mountains or the waterfront (a combination of both would great though!). I'd really appreciate any answers!

Have a look at Le Marche. It's got both coastline and mountains, a couple of large towns (Ancona and Macerata) and lots of tiny hilltop villages, it's very like Tuscany but much cheaper, the people are lovely, and it's within easy driving of Rome. We spent our honeymoon there, bought a house there three years ago and are retiring there next year. It's an absolutely lovely place if you want somewhere relatively quiet - definitely not for those who like nightlife and big city shopping. Life there is still very slow and traditional, although more and more people from outside Italy are buying houses there now. Have a great time exploring.
